Game design for the new feature of selling property ownership of individual units

Here is the first game design draft for the following new feature from the dev team. Please let us know your comments and/or suggestions.

New Feature of the Real Estate DLC: The ability to sell property ownership of individual units in apartments and commercial buildings to the public. Buyers will take mortgage when used with Banking DLC.


Pages will include:
>Overview
>Rental (similar to the current apartment’s rental info display, but reformatted to fit the new interface size)
>Sales
>Secondary Market

Overview page

Percentage of apartment units for sale [------- a slider ---------]
Percentage of apartment units for rent [------- a slider ---------]
Percentage of apartment units reserved: auto calculated: 100 minus the percentages for sale and for rent.

Sales page
On the Sales page, it will show:

Percentage of apartment units allocated for sale: 60% [------- a slider ---------]
(the remaining ones are for rental or reserved)

Percentage of apartment units sold: 20%
Percentage of apartment units available for sale: 40%

Current selling price: $200,000
Average selling price: $180,000

Total sales: $120 million

Secondary Market
Percentage of apartment units for sale: 15%
Average selling price: $350,000

This design is very good, players can choose freely。
Has the development team considered adding a property company to the game?(开发团队有没有考虑过在游戏里添加物业公司?)

Questions:
• What kind of benefit/return would you get from selling individual units? Value of Premium above building and/or land cost? Would Selling the Units also decrease you operating cost proportionally?

•What would happen if you sold all the units? Would you still own the building or land? What would encourage you to hold the building long term if most or all the units were sold? Would you get a Homeowners Association (HOA) management fee for taking care of the exterior and common areas for the units you do not own?

•Will there be different Unit Classes/Types? Premium (Penthouse on Top Floors)? Standard? Budget?

•Will Player be able to buy units?

I've forwarded your questions to the dev team.
•Will Player be able to buy units?
I've retrieved an earlier game design doc from the dev team and post it here, which has features allowing the player to buy property units.
