Subsidiary strategy for real estate?

Hello,
Is there a way to create a subsidiary that does only real estate?
Is it possible to set it as commercial/non-comercial real estate?

I always get to a point where I have extra funding in the game which I would like to put it on autopilot in real estate, but I don't actually know of any way to do that.
I found that a fast way would be to put money into real estate from other AI, but they already did an IPO so it's not a great income.

Any advice how to do this as a subsidiary?
