How to Boost Customer Traffic Index

I'm trying the survival mode right now and I wonder what buildings help the most with the Customer Traffic Index? So far I've discovered Schools, Hospital and Commercial buildings increase it the most especially when you place them close to each other.

Retail store increase customer traffic index too ! You have problem with getting enough custumers ? Usually at 30-40 traffic I can supply the whole city with a super discount store.
Maybe driving up land value helps, but I'm not sure about that one.

You can increase customer traffic index by simply building retail stores and factory surrounding it.

Pretty sure CTI is based on land value only. Building anything increases the surrounding land value, so what you're really looking for is which buildings increase the value of the surrounding land most
