If you want to do that you would need to do that sort of things with a subsidiary not your initial company, if a competitor takes over enough of your original company that's the end.

Interesting! I don't see why the first company you start is so important. It should be about how you allocate and compound your capital = capitalism... At least, if the player has bought Subsidiary DLC, and you play a Custom game, it shouldn't matter which company you use to compound your capital ...

I think it should be easier to transfer techs, but I don't think it should be for free for the same reason other transfers should not be free (helps to prevent potential manipulation).

Retail Space of your Apartment & Office Builds able to be leased by compeititors
As someone who only plays this game to build commercial real estate. It would be great to allow other companies to be able to lease your ground floor retail space like a shopping mall works, but only have space for what is allowed of course.

I also thought about that, having your competitors lease your apartment and office space for their shops. That would indeed be a good idea and make sense especially when we can do it already with shopping malls.
