New Feature: City Dynamics (with screenshots)

Cities will evolve.
The new buildings built by the player companies and other AI companies will shape the development of the city. You will see increases in land values and traffic volumes in areas with new buildings.
See the below screenshots and the text at the top of the screenshots, to get some ideas about how the city dynamics work in the new version.
Order of the screenshots: check them out from the bottom to the top.

First of all great job with this feature (one of the best so far).
I am curious about the population change in this model. Does the population shifts from more developed areas to developing areas keeping the overall population of the city constant or migration from other cities/countries is possible ?
In the first case if player and AI builds firms allover the map then the population density will be too low for retailing and or real estate firms to be profitable.
Similarly is migration is possible then building all over the map will increase the demand too much which will make the game less competitive.
So can you please explain more about the model ?

This is brilliant David. One of the best ideas.
You should be able to make a "China Town" district where people would move in away from the polluted city center. Car traffic should also increase in that area. You should be able to make the new area expensive as the normal center. (with a lot of investment).
There should be additional businesses like :
1. Cultural ( Cinema, Theaters, Circuses, Art Galleries {paintings, sculptures, clothes etc.} )
2. Clubs, Pubs, Restaurants, Casinos, Pizza Shops ( Pizza tycoon anyone ), etc.

In the new version, you will be able to build public facilities like city halls, schools, museums, hospitals, parks and stadium to support the development of your new residential areas.
These public buildings which are nothing more than ambient buildings in Cap2, will be made available to players for building next to their residential buildings, to increase their values and rental incomes.

Any comments are welcome. Do you like the way the residential building rating is going to be determined? Do you think any important factors are missing?
Do you have any better suggestions for the names of the 4 sub-ratings which contribute to the overall rating?

An apartment with a good variety of retail stores in its neighborhood, contributing to a high Shopping Convenience rating.

Hand down this is the most valuable add-on feature so far. I'm drooling just looking at the screenshots.
