In real life, most businesses do not buy land, premises, warehouses or anything, but rather just long lease a convenience shop, a warehouse, factories and so on and operate them. This obviously lowers capital investment. There will be other companies in which their business however is mainly acquiring land, build whatever they want and rent it out for a more passive income and have nothing to do with management.
I would like to see the same thing implemented here. I think it would be a great addition to the real estate sector, but also it would make the whole game better as a company can grow in retail without needing tens of millions to just purchase land.
